I'm just assuming I should address the issue because, unless I find a green thumbed tenant, this one might be tough to manage.

My vote is with @Sebastian Osorio but perhaps you can double check by cross referencing it with public deed and mortgage records.

I did it to be green, some tenants had asked, and it seems reasonable on costs (I had plenty of dumpster space, too)..  

We treat them as two separate contracts - I like to envision dealing with two separate parties to ensure there is no cross linkage.The first question to ask yourself is: If they break the lease, do you care if the option stands for another 2-years (as in your example)?
