Supply and drain plumbing run through this space for the sink & dishwasher as does the gas stove feed and some electrical.

Warehouses (think places like Home Depot and Costco) use RTUs, but to install you will need to run electrical and gas lines which will get expensive quick.

It would technically need the gas lines with "yellow tape" instead of white tape to be up to code.

Biggest risks are a gas price spike again driving inflation up.

The cost of gas about as low as Texas but our property taxes are far lower than Texas.  

In my research I’ve not been able to find a solid answer specifically addressing utility installs.When building new construction are water/gas/electrical meters and the cost to have them installed includes in price per sqft or should those be accounted for separately?

I only get its "too hard to solder the aluminum" when I start asking about putting nitrogen gas in the line before soldering.
