I keep getting asked, so I figured I would post this up so I could simply refer people to this post.The rough guidelines/strategy that is working for me so far is below.Assumptions - You are leveraging debt.

I would suggest you look at old posts on wholesaling and listen to some BP podcasts. 

Long-time podcast listener, first time to post here.

Then post completion of the rehab you can sell or refinance into stable 30yr fixed debt.

But post-tax is what matters most to an investor.

Just as I was writing this post, I heard on the news about a situation in Madrid, where a neighbor has been dealing with a delinquent tenant for 4 years without being able to evict them.
