In 2 hours I had her on board to subdivide the property providing moderate income homes and handicap accessible units with a park and water feature for the little children to play!

The property was built in 1999, but the seller has said they have completed remodeling each unit, some newer water heaters & appliances have been replaced, believes the roof is original along with other systems.  

It had a ton of water damage.  

My research shows I can expect 30-35weeks a year in a 2/2 water front 1/2 duplex.  

I went to the town hall and there are no tax, water, or other leans on the house with the town.

Knowing if the property is under water with the mortgage will give you an idea who potential bidders will be.  

{Two years later they changed their minds and wanted to live in a freshly renovated unit - but that's another story].At the time we were renovating vacant units and both filling them with new tenants and moving existing tenants to free more units for renovation.  

Do I have a legal obligation to fix the water issue?

As I expecting getting your feet in the water gives you the biggest shock.
