harder to do than most people realize.. since your in E Wen  maybe Winnemucca would be a good under the radar place that has none of the natural disasters you mention.. maybe just a tiny bit of snow .. and you could drive there in a long day.. on cool back country roads..

I do know a former sailor of mine who did that type of project recently, but he partnered with some buddies and they were all at least E-5s with BAH on shore duty, so they were non-deployable and had the cash on hand to invest in the project.

Depending on when you purchased and rented your other 6 properties you will either qualify with 75% of lease agreements or your filed tax returns on the schedule E.

Different situations call for structuring you offer differently, ie. if there are junior mtgs/liens you’ll often ha e to kick in additional funds to satisfy them, above your purchase price.A short sale can only occur before a foreclosure auction.
