Hello Biggerpockets family,I have a contract on a 4 plex, and just finished a BRRRR.

In this scenario, I would live in one room while renting out the others and adding the bedroom first, then potentially finishing the basement; likely into a living space to increase chances of long term renting to a family in the future. 

I have the same high standards for when I finish my live-in flip, so I'm not trying to do anything different here.

This is all based on the ADU/JADU project finishing and refinancing back into a VA loan and pulling equity out in order to pay back the loans (construction loan and private lenders).My primary residence is currently comp'd at $640K.The amount owed is currently $510K.
