I wanted to add that pitbulls are considered a dangerous breed by most so if you make any complaints about them, it's more likely to get a response than if you squeak about the neighbor's beagle barking too much.

As I understand, the key details that make it detrimental to landlords are:Statewide rent control capps rental increases @ 7% + CPINo cause evictions are prohibited after 1 year of tenancyI hope I can still achieve my goals within these confines because there are a few advantages this provides.There will be fewer investors (particularly out of state investors) looking to buy up the duplex / triplex / 4 plex properties that I'd like to be targeting, which will hopefully cool off the market a bit and allow for better purchase prices (my plan is to buy, rent, and hopefully never sell, so I don't care too much about short term market appreciation).Also I'm coming from the SF bay area, and in San Francisco in particular there is very restrictive rent control laws and no room for new development (much like Portland as I understand) which has lead to a situation where people don't want to leave their rent controlled units, which restricts the supply of available rentals, which in turn drives the rental market way up for the pricing on new units to ridiculous levels (like, $3k-$4k/mo for a 1 bedroom).

But just being from this area, I do know there are a handful of "dangerous" areas, and there are a LOT of properties to pick up in those areas for a more affordable price.

It should also be noted that window heat/air units may not fit into the electrical demands of some homes and this must be checked in advance.For those who are into trivia, there are some mobile home models that are heated with a wood-burning fireplace, and others that are heated with fuel oil, but these are relatively rare and --potentially -- dangerous from both safety and environmental reasons.

If it is a hot area, you could even potentially pre-sell the house and build to suite (though there are some dangers associated with this, it does reduce your risk and allows you to capitalize on the current market - I think you said it was a hot area).
