The first thing I would do is start analyzing the rental market that you are looking in to get a feel for comparable rental rates.

My gut says don't sell and keep buying but just feeling very stuck.

The designer should have a good sense of what to do with your place since they are an expert in this field so I don’t think it’s worthwhile to hunt around for styles you like. space planning and layout will be an important first step.

I'm not a legal expert on if you can make a case for eviction here but there's always a case to be made for trying the "cash for keys" approach.
