@Mike Hurney thanks for your suggestion, though I confess I'm not sure what I should have said differently.  

For example, that home did not have washer/drier, refrigerator etc and has wall cooling (a couple of them have to be replaced) and few minor replacements and siding needs little work as well.Any suggestion would be helpful.Regards,Prabodh

If you're going to be in Augusta this week, I'd suggest hitting the local REIA meeting to meet some investor friendly agents and local investors in person.  

So i'm building a report and i'm using a preset sheet for excel now it's asking about the First Mortgage and Second Mortgage Lein , points , interest so how would i normally find out those number and the percents ?

I highly suggest picking up those books and reading through them.
