I have ~ $10k to put down on something to still have some $ in reserve just in case (currently employed for ~ $33k/yr).I'm driving around looking at various cheap properties in the area as I find them on Zillow and seeing large contrasts in the area -- what many of you would refer to as C- to D areas and some B to C as well.

Does anyone have information surrounding this?

I have not done mailers with any consistency, but when I was actively doing so periodically, what worked for me is driving for dollars.

and MF units that would likely cashflow (seen a few duplexes on CL, driving around, one of which was unlisted in a seemingly great spot in Charlotte for commute time and being forced to be sold via court order ;) )-- Still need to call the number associated with that one (didn't have a price).

There's actually a minor cottage industry surrounding conspiracy theories around if they intentionally make up last minute BS conditions just to delay closings and collect on rate lock extension fees at the 11th hour to stay in the green, but if you are super A++++ and perfect then that will not be applicable to you since they won't have any "excuses."
