I've been cutting back a lot of my coffee intake lately, but I may need to revisit that idea now that I know Bill Gulley drinks coffee.

I actually cut my insurance cost down by almost $900 a year by bundling them all together, however my bill runs around 15K a year for all that.   

If interest rates go up to much above 6% they really start cutting into your cash flow on investment properties so the more mortgages that you can lock in now the better.

An LLC will not cut it.

Many have a kitchen down there, too.Concrete walls can be cut to allow larger windows.  

If you are new to notes, its better to cut your teeth on 1 or 2, then work up to pools, as you could get seriously burned buying junk.

In these communities, the economic fuel, whether mining, industry or government subsidy, eventually peters out and the economic engine seizes up and is dead silent. 

For the investors buying properties, I also have most of them sign a Buyer's Representative Agreement so we have a clear cut understanding of terms and how either side can terminate the agreement.

Direct marketing is your best option to find a good deal.Once you find that deal (and you should have already lined up money), you want to start the rehab process immediately, time is your enemy and cuts into profits.Education is paramount and you must know how to evaluate rehab costs and properly calculate the ARV (exit value).
