Since it is your VA LLC that will be doing business in TN, you just need to register your VA LLC with TN as a "foreign" corporation and you will need a TN resident to act as your agent for receipt of process.

When a buyer submits an offer on a short sale, that is the ONLY person (LLC, Corporation etc....) allowed to close.

You should use that address for all bills as well as all rents.And if you're concerned about your home being in your name put it in some other name, like LLC, trust, dba, fictitious name, corp, or some other individual name.
