While it's unlikely we will see such drastic increases YOY if it rents well, brings in a little money, and fits your goals, why sell? 

I had the house in clean and clear condition as to how it was prior to my move-in.

I know it is not an optimal rental with how big it is but I am confident that the equity will be increasing quickly along with rent rates given how much money Lennar is pouring into the area and we have low rates. 

However, given current market conditions, sourcing and acquiring BRRRR deals is difficult.

My wife and I bought a duplex when we got married and it greatly increased our net worth doing the first few years.

On 2-19-24 we put under contract 5 duplexes (1.398M) to increase our rental portfolio to 23 doors. 

Using leverage is still better than paying 100% cash, you get to use OPM so your ROI will increase, it's a win for you. 

Like others have said, you got to be thoughtful about location, property condition, amenities, photography, furnishings... basically everything. 

They are revising it but I anticipate it will be a significant increase at some point. 

I'm exploring options and this seems like a good way for me to purchase the next deal but I'm treading lightly as using unsecure loans sounds pretty risky and of course I need to consider ALL things including their terms, market conditions, capital on hand (about 30k to invest) and my strategy which is to BRRR.
