I would encourage you to develop a bit more comprehensive long-term strategy and forecasting, so that the lender can see you have a realistic idea of what your revenues can look like throughout the year.

@Dave Foster articulated a great and comprehensive response and the only addition to that answer is that, like Dave mentioned, these types of transactions must be planned out well in advance and if you were to find yourself in a situation where a reverse exchange would be required, please spend the money and get counsel involved as it is always worth it but ensure they are experienced and well versed in this field of law.

This gives me an overview of the competition, what is the dream asking price, what is the real sold price, and how active and desireable the neighborhood is.Focus on the target market, its buying power, trends, demographics, etc. are even more important.For example, once again, the federal government announced they WILL be reducing the size of active troops.
