Real estate activity; unlicensed personsA.(1) In addition to any other civil remedy or civil penalty provided for in this Chapter, the commission may issue a subpoena to any person or persons who the commission has probable cause to believe has engaged in real estate activity without a currently valid license.(2) Subpoenas issued by the commission shall comply with the notice requirements of R.S. 49:955.

Let's do the math - presuming a 50/50 split between the brokerage and agent (my best guess)Their model: a $400,000 home generates $4,000 in gross commissions and $2,000 for the agent.

You need an agent, one on salary you'll pay the listing agent's commission (selling) and then allocate the salary and any bonus as the buyer's agent's earnings, the do not have to be the same.
