Hi everyone, we currently moved from WNY and live in a 2nd floor apartment of a 3 unit multi-family house on the east side of Providence (near Hope Village).

I've included a preliminary floorplan below.My goal with this ADU is flexibility in terms of renting it out either short-, medium- or long-term rental in the future for income, as well as maximizing resale value (main property is 1300 sq ft 3/2) to someone probably with an investor mindset who would want to house hack.My main concern is whether it's a good idea to have 3 en-suites at the expense of having a small living room/kitchen area.

Ikenna,Depending on where you are located and your comfort level you can find a lot of great deals in multiple states. 

I know some people are against buying properties that won't have a positive cash flow, but I'm comfortable with it because it is a long-term investment for me.

If he's that good of a contractor, why is he so desperate to live in your basement?

@Gabriella NataldieWith $10k in savings and $8k in hospital bills I would not be buying a multifamily propertyA roof, hvac system or major repair would wipe out that $10k.Closing costs alone on the property would be more than $10k.While it’s awesome to be ambitious, I recommend focusing on saving $ and building up enough capital so you can comfortably afford to buy a property

My residential properties are spreadout across midtown Savannah, southside, bloomingdale/pooler area, and a lot in Effingham county where I live.

The cost of living is extremely low compared to other cities and you can still many many positive cash flowing and 1% deals here.
