The Baxter neighborhood has always been a challenge for rental owners but a one block shift in one direction or other can make a difference...especially with all the development going on around Wealthy Street.  

I am completely overwhelmed by picking out a stain color.

Stain color and gloss are all dependent on the type and size of the room.

So, I see local trends, where people are buying, where they are moving from, what they are buying, what rehabs they are currently doing (which materials and colors, etc, they are using these days).

But generally what this usually boils down to is price and an appraiser may not be the best person to base your price from, particularly if he used comps more than a few blocks away.
