I am in need of a seasoned/experienced accountant to guide me in the process and also that could help me clean up my books to better track where all my money is going.

No one person will have the perfect answer, but the more you talk with folks about the assumptions they make, the easier it will be for you to hone in on what assumptions you're comfortable using to run your numbers.To make all this a bit more concrete, here's an example of some numbers I ran just this morning on a small MF buy-and-hold (which is the focus of my investing).

It’s a people business, and reaching these people has been made significantly easier through Twitter campaigns, Facebook advertisements, and much more.

We will likely meet in person at some point when it will make things easier (discussing specific contracts, shadowing of client based services, etc), but in the beginning it has been just through phone calls and text as it works best for my schedule at the moment. 

I can bump the limits of each policy easier (cheaper) than I was able to find some way to cover them all.

Condos might be easier to rent out and cost less to renovate vs those 1900s duplex/triplex. 

Are these reasons actually the main reason someone only wants a cash buyer, or does a cash buyer just make that transition much easier and faster? 

If the guy has kids the kids will (almost certainly) think that Chris is trying to "fleece a 90 year old man" instead of "make life easier for him and his kids." 

They do exist in multifamily, but they are just harder to come by.They are much easier to come by with the single family home space.If you're interested in single family homes turn key I can help you out. 

My macro point is that it's getting much easier to both learn as well as get some budget-friendly solutions.Still, you have to put some time into it.
