I think you're chasing a unicorn there.

Our rent is due on the 1st, late fees kick in on the 6th and max out at $100 on the 10th, and we spend the 6th through the 15th chasing down a few stragglers each month before transferring rents to owners around mid month.

If you get sloppy with your screening, that's when you end up with lots of evictions, chasing late payments, taking nonsense phone calls, etc.

Also, you may have a situation where there is excess supply and too many providers of STR chasing too few customers, resulting in price discounts across the board.

Often we get scattered chasing shiny obkects and loose sight of our goal, It starts to cloud the water.

Hunting lease owners chase me around for a few days with verbal abuse but I remain calm.
