Finding quality homes on the MLS can be a challenge.

Get on the phone and/or visit your local lenders for a face to face and you find yourself immersed in so much financial speak that you need a recorder to take notes.As for the other parts of my "team" contractors are a slow and growing process as is having a very good reliable agent that also understands my criteria ( everyone's different ) and also meshes with my personality.The latter is one that I see is more of a challenge for several in this forum.

Have had challenges findings/lining-up GCs in the area (myself), so have to play the part myself.

This makes Portland challenging for out-of-towners who want a decent ROI.  

We build new construction (though it's a challenge finding land). 

I enjoy the challenge of trying to find "Deals" along with the satisfaction to potentially solve someone's problem.  

For agents that have been in the game for a while, what are some challenges you faced as a new agent?

However, if a determined tenant could display that you were charging them more rent for a duplicate property, for no justifiable business reason (rents went up after lease expiration, building taxes, etc), than another tenant, they could probably come up with a protected class reason that you were violating - race, age, family status, etc, and then you would be forced to use your "pain in the ***" logic in court to defend the differential.So I would say you should probably not proceed down that road, and if you do, I would probably delete this thread. 

Finding a decent cap rate in south florida is not easy unless it's in a challenged area.
