Regardless of where the property is at, just by looking at the rent, price and sec. 8 status of tenants means you’re getting into a challenging demographic where turnover and property damage can be real profit killers, just be aware of that and be careful.

But, it will be more challenging long distance than if I still lived full-time in that area.

I love the strategy of small multifamily properties. 1 roof, 1 foundation, multiple tenants :)In the Charlotte market, this strategy is VERY challenging, just because the inventory is much more limited than single family/townhouse/condos.
