I didn’t like the expense involved when I researched cost of maintaining a business account to self manage 1 rental and found that the LLC route wasn’t necessary if we maintained an umbrella policy, so I just keep track of rental income and expenses (not that hard) on the one I self manage and any extra expenses on the ones managed by property management to add to their annual summary for my accountant.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

Just buy it in your name and then by time you rehab it and sell it if it’s two years then you can possibly get capital gains exemptionsNotLegal or tax advice

We've had a different experience through the selling and buying agent than here in NJ but so far it's all on time.

Use the additional income to save up to buy this or another property. 

I own 23 doors at this time in Arkansas and Northern Virginia, i have been using my own capital to buy units so far.

It's an extra few seconds and not critical Bu the way, we install these systems and can certainly install an AI phone or similar but IMHO, for a smaller building this is cheaper and effective.

I would never buy a property without the support of my spouse.

The builders offer credits to buy the rate down, or they offer a discount if paying cash, so these make sense.
