I have plugged everything in, very conservative and cash flow is around $300/month, or 12% cash on cash return.

But of course if you’re plugged in there, and know the value added plays (gentrifying neighborhoods in southern Tel Aviv, or tearing down and building vertical) then I know smaller players can do very well there.

If they want to eat, have electricity and hot water, they have to get off their butt and earn it.

Laundry room etiquette, where to put cigarette butts, outdoor furniture rules, etc.

It might not be a bad return on good years, but cap ex can kick your butt over time and I don't have the time to deal with all of that.  

I look forward to getting plugged in here and have been lurking about he last few weeks reading everything I can about real estate investing, particularly strategies around buy and hold.

They ended up giving me a better rate and longer amortization than anybody else but it was much more of a pain in the butt than working with local lenders I have relationships with already. 

However, i could see how it could easily be an issue if the tenants or other driveway users didn’t get along or weren’t nice because it was a pain the the butt- who shovels it?
