As a Rule of thumb, if the building was built after 1965 and before 1985 chances are that the builder used some kind of “innovative” (read cheap) solution trying to save money.

If I were searching for a place to rent for my family of 4, a 3/1 isn't even worth a look, matter of fact I probably wouldn't even see your property in a search because I would set the parameters such that it only show me 3+ br and 1.5+ bath.
