You cannot predict which listing site will do well for you at your location without significant testing. you also will generally get about 7% are the people coming and finding you and your website if you make it reasonably clear.

maybe she will stay there for several more years and you'll be at the point of having to paint and re-carpet anyway. if the ceiling is popcorn, you may have to scrape it off (which isn't hard with vinegar/water in a spray bottle), just test it first for asbestos.

They just tested 1180 Raymond which is a large scale mixed use project we worked on over a decade ago (couple hundred units) in the FD section of Newark near Penn Station and yep they found lead in their water.

I will provide a bottle of that home perimeter pest spray at start of lease and let them know I've used it successfully in my own home if needed, but I know some people prefer no pesticides, so they can decide if they want to use it or not.
