., that come first.The problem that a real estate agent has as a wholesaler, is as follows: If I know that I could find a buyer who will pay $40,000 for the property within 30 days, that I am going to buy myself for $32,000 today... then I have a moral and legal responsibility to act in the seller's (my client) best interest and get him the $40k.

I recommend having the agency impact their credit bureau report and hope someday they need something or all the sudden develop morality they will have to pay it then.

We are in a new age of organized crime, where criminals do something sooooo nearly legal that appears moral on the surface, but when actually analyzed is either a scam or fraud.

Whether it was a mistake to have created the LLC this earlier, it was cheap (in PA) and it gives my marketing a boost in credibility.

We are able to improve the morale of the staff, hiring new staff, updating the facilities with new flooring, painting and kitchen/decorations.. etc., along with inviting the families of the residents to participate in events and activities has helped us have a positive impact.
