Likely hood is that if he does pay after you collect you may want to offer to release him from his lease.

Most sellers will treat you like a tenant they will want first and last and security deposit.. and fico scores etc.. and I would think very few would go for the Hey I just want to lease it so I can release it to some you don't know or cannot vette and I just walk away..
