There has been significant friction with local neighborhood groups (especially Venice and the East Side) who have been trying to block the small lot subdivisions. 

Its to the point where I have physical symptoms, eg shaking hands, sweaty feet, stomach pains, and even crying! 

Every has to live somewhere, but I'll choose not to be the slum lord renting out crappy homes, to crappy tenants in bad neighborhoods....There's money to be made, but I'd rather not inflict that type of pain on myself. 

In fact I decided today that I am going to put out all the "We Buy Houses" signs I have in my attic just waiting for a rainy day and do some of my own marketing.I'm not going to pass up this opportunity if there are sellers in pain and we can alleviate their pain and pick up a deal in the process.  

I discovered that my landlord owns a number of multi-families on my block; so I did the math, and wow, these numbers are outrageous.

I just think that with the competition in Austin, you need to appear as professional and "together" as possible, even if it means painfully building a website. 

In terms of buying, the quality of the neighborhood varies quite a bit from one block to the next.

Hood and downtown, plus a 600 square feet budget finished basement with full bath - basement not currently legal living space.Located in SW Portland on Marquam Hill between Barbur and Terwilliger, just 1 mile south of downtown, walking distance to OHSU and 1 block to the bus line.It was built on 1908, and is a unique old PDX situation in that there is no street running in front of the house (the original street was vacated when Barbur Blvd was put in).

I would be really intentional about location, because it seems like even a few blocks' difference can change the structure of the deal. 

Philly is block by block, investing in an area that you don't know anything about is probably the worst decision anyone can make.
