A work around for that is to buy a quieter fan or just wire the fan together with the light so it always comes on when the light is turned on and then the tenant doesn't have a choice. 

However, I offer my tenants two choices:1.

A 30 year fixed is with a bank and may be a good choice for you, but I would never hold money for 30 years.

Most inspectors are more than happy to explain this during the inspection if they are not find another inspector.As you progress you may be able to get away with forgoing an inspection as you become seasoned to spot, not only a great deal but also know the major things to look for but in the beginning have patience, keep your systems in place, work the leads and make smart choices....... the deal will come 

The same can be said for my brother who invests with me.If there simply aren't traditional lenders out there willing to do something like this, I'll look at other ways of spending my liquid cash, but this would be my first choice if possible.

I want to scale my business as I have a small portfolio, I want to restructure my business to grow at a less conservative rate than I am now.I do agree an accountability partner would be beneficial so let me get on that!! 

With both choices, you want someone who is communicative, honest and hard working.   

They have a bunch of multiple choice questions to prove identity, like which one of the above seems like a correct county you might have resided in etc. 

As far as paint goes, Agreeable Gray by Sherwin Williams seems to be a flip and rental favorite in a number of areas and luxury vinyl plank is currently the floor of choice.
