I've searched around and found some great insight on SELLER FINANCING, but I'd like to see if I can dig a bit deeper...My hypothetic deal: Seller is asking $250K for his turnkey 6plex.Gross income is $36,600yrI've yet to get an answer as to why the seller is open to selling, I replied to a for rent craigslist ad just asking if the owner might be open to selling the building?

I would definitely recommend asking around to whatever banks you can, and maybe even offer to open a checking account and put some $ in it which might make them more likely to consider in-house financing for you.

It also has loose/damaged siding, security bars on windows that need to be removed, earth-to-wood contact in the foundation and siding, leaks in sinks, windows that don't stay open, loose toilets.

You have to be clear about roles and responsibilities and know that the BIC should be monitoring your business because they are taking legal responsibility.My recommendation is to visit larger offices and see if they are willing to allow you to open a property management branch under their license.
