(I recently switched to 3 car garage and single story, really narrowing my market.) when the realtor’s automated list is emailed to me I already “know” how much rent it will bring and since I know my property tax and insurance are insignificant in Vegas, I use $/sf to eliminate many/most. 

@Bob Wilson You may want to consider a robotic lawnmower to solve this problem. 

@Catherine Jacoby If you are using landlord software it can help you automate this process. 

I don't know how great it's facility is for non-tech types, but they have great rates and automation.

Better still, automate the showing and get out of the overhead of meeting someone in person. 20y in R/E and I’ve run remote contactless showings for at least half of that and long before COVID made it a thing.
