As I'm reading this I'm wondering what kind of property can support an 8-10% rate on Vacancy, Repairs, CapEx and at $0 down can generate income but this has given me a new set of criteria to consider beyond what's being taught in the videos/webinars.

(not sure where they pulled 575k except for high side comfort)Gross Income: 70500Expenses: 38k (excludes probably low family mgmt fee's and there has been 0 vacancy in this property for many years).Unit info: 4 - 1b/1b (unsure of sqft but est 750sqft)2 - 2b/1b (I est 850sqft)1 - bottom floor office, support up to 15 employees.

Are there any Investors who rent to this segment, I am not sure how you advertise a property for rent is it by market rate or by the rate (which I understand is roughly 110% of MR) you expect to receive through Section 8, if anyone can talk me through this, it would be greatly appreciated.

That puts you in negative Cash Flow.The last thing is your 8.92% COCROI is below what I and many investors consider to be a good investment.  10% - 12% is more acceptable.The bottom line is you have not provided any information to support this as a good deal.
