If that is a positive cash flow and if you can expect that same cashflow from each property you acquire, how many properties will you need in your rental portfolio to replace your W-2 pay? 

*Partner brings all the cash needed to acquire the property (down payment, fees, deed registration, ...).

You can google independent agent/broker in the city and they will have access to one or both companies. 

As a novice in this market segment, I have ZERO issues with partnering with a more experienced investor, and giving up a sizable portion of the deal in order to acquire it, and then refinancing them out once I am eligible to do so with the property in our possession.

I'd also mentioned that I will need access to the property next week for my investors to do a walk thru. 

Most importantly for your consideration, we have produced numerous entitled land deals, where we have acquired, entitled, and sold to both homebuilding and apartment development companies.

Current landlord is using the 2 car garage for his own storage and neither tenant has access to it - thinking that could be a source of extra revenue either offering to other tenant for increased rent or renting the space out for storage.Currently in negotiations!

At this time I’m looking to acquire a large 72 unit deal with OPM for most of the down payment.
