I was figuring something like the banks figure (0.75 x net income - PITI = cash flow) using 50% means I would need a smaller mortgage for it to be financially self sustaining.Maybe I should look into doing a couple rehabs initially that I would sell outright to grow some capital and continue on in a smiliar plan as above, but borrowing less.PS - I should mention that I am in western NY where the real estate market has minimal fluxuation in either direction historically.

If it appears that you conduct business in a seat of your pants fashion and venture off doing anything you like without keeping to the structure of the LLC, you'll lose any advantage of the LLC and be personally liable for your actions.

Of the 4 zips you mentioned, I would say that with the exception of the western 1/4 of 43206 you should not count on significant appreciation.

So much of my budget has gone to expensive repairs by negligent tenants that just didn't care to report the issue in a timely fashion, the cash to splurge just isn't there. 

I live in Raleigh, but invest in Western NC and also at the coast of NC ( and a few other places). 

I've been trying to encourage people for years to buy in CR and most just get overwhelmed by the same attitude that keeps many out of Real Estate investment in the first place even though the cost of many properties is significantly less than a down payment in some USA and Canadian locations it's still equal to 4-5 down payments in many mid-western markets. 

Obviously this is a much different market than Western NY state so I will probably need some hard money lenders to make the next deal fly.

But there are many people using the 2+1 strategy in what appears to be a legal fashion and fine with insurance depending on what type of kitchen setup they have.
