Here in So Cal we're seeing quite a few potentials deals that will work IF we can add an additional room(s) and/or bathroom(s).

If you do flips inside an s-corp (or LLC taxed as an s-corp) than you can distribute some of your income as salary and some as dividends.

I've found that when I do run the #s and go back to the broker they are willing to bring it to their seller assuming the #s are done logically.
