Are you referring to reducing vacancy or increasing other non-operating income in order to increase cash flow?

You may have already talked to them, but I discussed 4plexes with Supreme Lending earlier this year and they'll finance as investment property on 1-4 units and refer you to commercial at 5+. 

Consequences are bad rental reference, eviction and judgement.

Countless situations refer to the Non-cash partner as sharing equity % with capital partners, whether in partnerships, LLCs, syndiactions, LPs, etc.

@Chi Tang short answer is refer to the contract, it should spell out your options and recourses.  

Who can help me facilitate this deal quickly as the bank is confused and I called a friend who is an attorney and he referred me to a real estate attorney and even he seems confused.

Get the contractor that will do the best job, has the best references and will stand by his work if a problem arises.  

Don't just settle for any lender though, ask around (BP forums is a great place to network), get references, and find yourself a rockstar lender that will help you out!
