I can find properties in my market that perform similar on a larger scale (more costly but similar percentages) but they bleed cash after the refi which is why I have not purchased in 2.5 years.  

There is an empty lot I'm interested in purchasing but it has a decades old community pool that has been filled in.

This will require purchasing multiple properties.

Sounds like you need financing for both the purchase and for the rehab.

One option could be to purchase a distressed property with a bridge loan, complete the rehab, and then refinance either through a rate and term refinance or a cash-out refinance into a DSCR loan.

I have purchased and renovated a couple of SFHs and am having some difficulties finding good tenants.

Why do you think purchase contracts are so long and have such small print?

Hi Aubri,I did something similar but to ensure we were in compliance with local laws, I called the local county building and planning department and had a meeting with them to discuss my plans (this was done during the purchase process) to get approval.
