If you're at the point of looking at props for purchase (as opposed to just generally 'talking' with them about their product) then you should have received a spreadsheet or other specific pro forma ROI calcs for any property you conveyed interest in.

People generally prefer wood (or wood-like flooring products - lam, LVP, etc) these days, and in a decent neighborhood, the increase in rent you get from having the wood will probably drive your rent up enough to cover the cost over the course of a few years.

I think it's high but in the same breath if you've got a group of talented deal finders and offering 1k per deal will motivate them to really hustle for you and it boost their production it might be a cost worth paying, I guess time will tell you if it's worth it!
