I would recommend that you educate yourself and your wife on the some conservative underwriting and be prepared to move into the market when feasible.

Because of the short time-frame, be prepared with ALL your documentation for your new accounting/tax firm.

Otherwise be prepared to use it as a rental and see what happens to the interest rates. 

@Matthew Wilson if you really want to get organized invest in a project management software - but be prepared to invest a LOT of time.

We were prepared to pay a little extra every month in mortgage for both the ease of construction and an improvement in the house we live in but a little extra turned into a lot extra and now we are not sure if its worth it.

I recommend building up a stash of cash and equity lines and preparing for potential fallout in 1-3 years from now.

Especially if you bought over the summer. it’s a great time to prepare and study, but this market appears to be in the early stages of some massive shifts.

Team building in this case is just a distraction, but nothing wrong either with preparing some names ahead of time.

I think I'll be far better prepared for the next purchase -- this closing has been an interesting one for sure  (the listing agent listed it at 3 beds 2 baths... but septic permit only allowed for 2 baths -- major negotiating leverage on our part.. and especially because the listing agent is the agent broker!

We then furnished all the shared spaces and prepared the bedrooms with curtains and a new egress window in one.
