Hey @Cameron Smith, Cobb county has their probate records online for you to search through easily, the other counties you'll have to continue to go down to the offices in person, or the other option is to just buy a list of probate leads from data sources.

Sounds like you were played-some by them, some by yourself.

There are some low cost online PM companies and flat fee structures out there.

They get together and play Kiyosaki's Cashflow game and sometimes talk real estate as well. 

The previous owner mentioned to me that she had wanted to take the tree down but this same neighbor didn't want it taken down since his kids played around it. 

I put around 22K for a 88k property and should cash flow around 150/month.....I am based out of CA so all my research was online...so would love to hear about your foot on the ground research in atlanta......let me check out athens....
