I use my bank credit card for gas, and my capital one card for groceries/food.

Tenants like this can become huge time-sucks when you cater to their every request, they'll just find something else to complain about each time until you get burned out.

You never get a family "settled" there so if you're looking for the tenant that will last 3+ years (or hope to find that tenant) it's going to be a lot more challenging with the 1/1.Just food for thought.

What I've seen, in my market, is that the companies still expanding are in the quick service food industry.

Wow, lots of good information and lots of food for thought.

And it could be attractive to out of state talent with an impressive food, music, and art scene.

Food not covered if power goes out all food in fridge is lost. 

We were professional chefs and restaurateurs for many years and would be happy to invite (bribe) people with food and wine in exchange for real estate help.

Tenant of 2 years moved out and left the place barely broom clean, but with food and dishes in the kitchen cabinets, lot of nail holes in the walls, the floors in dire need of mopping and marks on the walls.
