I am finding more and more we have millions dollars of investor money at our finger tips, but can not find any awesome buys the last few months.  

Any tips on financing a 300K-400K deal when you don't have the required 20% down?

It is within 1.5 miles of major hospital, train station downtown, and major highways. 

Should I have the same problem in the future, I'll inquire about a statute of limitations and request that funds be held in escrow.Thanks all for your tips!

I'm hoping to hear from someone who's gone through the process to get some tips and get an idea of how they made out in the end. 

My main questions are how do I figure out what areas in York are going to be the best for rentals (high occupancy rates) and if anybody has tips for renting in the student market.I'm really excited to be a part of this community and I hope to learn a lot from all of you!

Do you have any tips or resources on how to evaluate a neighborhood to determine the neighborhood class?

Professional electricians, plumbers, HVAC,... are trained to handle repairs and brand new installations, and can be held accountable if they do sub-par work.It's a mental trick. 

One tip would to be overestimate your costs.

We are not our tenants bank and they are not permitted to borrow our money for any reason.I believe it is a responsible landlords obligation to train all tenants to be good tenants.
