They are having trouble getting approved for a loan for a new commercial space. 

I figured it’s better to have all my ducks in a row before I dive in and have to back track.I haven’t even gotten pre approved as I would have to do a loan to get started.  

The ADU also is something to be mindful of when building, costs have gone up for construction and the timeline to get permits approved take sometimes 10 months (my experience right now).

I’ve got a tenant who wants to end her lease early and she found a new couple to replace her so I have agreed to this pending their approval of my screening process.

They were pre- approved through quicken for 2.5% but they would not finance this home since it is manufactured.

What are other DTI factors should I look out when purchasing to satisfy lenders approval?

We will apply for the loan jointly as individuals and not with an LLC or formal partnership.OR would it be better if I put all the down payment and limit the partnership to using his income for the loan approval?
