You contracted for the services when you bought the property.What you CAN do, is write-off or amortize the closing costs.

In my opinion by even writing the tag line you have puts a block in your own head that says the odds are stacked against you even more then being young. 

You are better off writing into your lease that if a leak starts to happen and they don't tell you then they are responsible for the cost of the excess damage/water.

Probably write a book.  

I am actually going to write it down.

If you can get your Bank to agree with you - get that in WRITING!

If you decide to move forward with a partnership, make sure you have an agreement in writing and that everyone know's what their individual responsibilities are going to be (so that one partner is working more than the other partners, etc.).Good luck.

And I have gotten so bold as to directly ask the listing agent (prior to writing offer) what the Seller is looking for. 

We passed on a house with knob and tube wiring because no insurer would write an policy on it.
