@Yamit Besso Since the seller bought the property in a tax deed sale this means there "might" be clouds on the title so now the seller has to clear up these clouds by doing a quiet title in order to sell it and the title company can insure the title with warranty deed.

Relying on some graphic from a county WEBsite is kinda dumb since it's probably not warrantied.2) Buyer prob needs to pay $3K-$5K for a ALTA survey + extra (usual/cust) cost of extended title.
