For areas that grass does not like to grow on my properties (generally due to too little sunlight, or vehicle traffic/parking, I like to install crushed rock in sufficient thickness (3-5in) to keep the weeds from growing.  

I've had a little experience in real estate, but never really looked at what I was buying as a money making vehicle.

And it's not uncommon for water to leave residue behind, which is why dishwashers have special chemicals designed to remove the water residue.

Even if the walkways, steps, driveways and parking lots have been shoveled, plowed or treated with salt/chemicals, you understand that slippery conditions often appear without notice and are not visible.

If I go buy a primary residence, I'm going to be making a 'return' through my equity, but that doesn't make it a good investment vehicle.  

@Michael WagnerI come from the auto industry myself where storing vehicles must be covered under garage keepers liability since you’re responsible for the vehicles on the property.

When selecting a constructor or handyman, one of the things I look at is the vehicle they are driving.

- Do I need to purchase the vehicle under my LLC name?

Car loans have been extended due to raising vehicle prices from 3 to now up to 8 year loans yet FHA and VA mortgages have been stuck on a 30 year term for 70 years.To track near term values, I strongly suggest paying attention to "absorption rates" in your area. 

RE is not an efficient investment vehicle for these large funds.
