I don't have a lot of experience, but with the one property I bought, it ended up off the market in a couple days with multiple offers.Is there something I'm missing here on why it hasn't sold?

Considering you are going to have multiple people in one rental property it might save you a headache (or two) by renting to those who have similar requirements.

However, many investors like myself still find ways to buy multiple great deals.

If he' still looking (and $2mil in value is a lot to replace via a 1031, esp if he's looking into multiple props), then you may be able to negotiate with him so that you have a contract but don't close until a little further out, giving him a bit of extra time to get his ducks in a row.
