I had to start somewhere, and I was tired of the analysis paralysis!

I've found that my current job is too high maintenance and i'm dog tired at the end of the day to focus time to real estate. 

We get a-lot of tire kickers dreaming about moving or thinking they can have us come down on price.

I'm tired of sitting on the sideline and I'm looking for advice on overcoming that hurtle so I can realize that first deal.I'm looking to invest in rental units and would like to start with no less than a duplex. 

If they don't answer my questions, I know they have not read the ad and are just clicking and "tire kicking" or they lack the intellectual focus for me to have any business relationship with them.

They are tired landlords and I feel like once they have a reality check and realize that their property isn't worth that much in the condition it's in then my offer of AS-IS might start to sound more enticing to them.

Increased drug/crime activity.or the owners could just be tired of dealing with being a city landlord. 

They do not really like dealing with buyers but I have created a process over about 2 decades to make the process smooth and weed out the tire kickers.

It was mostly driven by proximity, we moved away, but we were getting tired too.There are plenty forums here on how to hire a PM.What I like best is not needing to deal with the urgent issues or multiple move outs at the same time.

Both my wife and I are tired of NY being a vampire state and the constant snow.
