Baltimore City Section 8 Auctions

Craig Choksey
Posted

Hi -

I have seen properties with section-8 tenants  on auction sites (Ashland , Alex Cooper etc) that seem to sell for "reasonable" prices (high cash on cash returns). Besides the higher risk of deferred maintenance and lower property values from where the areas they are located (lower end neighborhoods) how would you assess the risk of one vs buying a home in Baltimore county?

I know about the differences in water bills and licenses between the two, but what else should I keep in mind vs the properties and tenants I am used to (market and in the county).

Thank you!

@Ray Slack, that was your mistake, you went to court yourself, i've tried that and it never works.  There are many companies that do this for a living.  I've gotten assessments brought down in the past year in the city.  86k to 16K, 254K to 176K, 45K to 19K, the person that does them for me, charges half of what's saved in the first year.
