I have seen some owners do 20 units but they are real stressed and constantly fixing issues.Doing PM work for single family houses,versus 2 to 4 units, versus 50 units plus is all different.

I've read some posts about people from out of the country who buy in the worst D-class Detroit-like areas because someone sold them some numbers that "looked good" on paper.This is why I've stressed in many of the "2% rule" posts about how that "rule" doesn't apply in all markets.
